DUAL MEDICAL OFFICES IN FAYETTE COUNTY BUSINESS PARK

As part of the growth in the Fayette County Business Park, we were selected to deliver comprehensive land surveying, land development and building permit planning services for two new medical office buildings. Each project required balancing functionality, regulatory compliance, and environmental responsibility while creating a facility that would serve the community with accessible, modern healthcare spaces.

Project Scope:

  • Preliminary and final building permit plans 

  • Base mapping and topographic survey 

  • Preliminary site planning and final site land development planning 

  • Stormwater management planning and conveyance facilities 

  • NPDES permit preparation 

  • Erosion control design 

  • Utility coordination and sewage coordination 

  • Utility extensions (water, electric, telecommunications) 

  • Landscape planning 

  • Buildings & Parking: 

    • Building 1: 10,500 SF medical office with 70-space parking lot 

    • Building 2: 13,000 SF medical office with 75-space parking lot 

DESIGNING FOR HEALTHCARE ACCESS

The two medical office buildings were designed to provide efficient, patient-friendly access within the business park. Parking layouts were optimized for staff and patient convenience, with ADA-compliant routes ensuring inclusivity. 

Technical Precision & Compliance 

Our team prepared preliminary and final building permit plans supported by detailed base mapping and site planning. Every step was aligned with municipal requirements, ensuring a smooth approval process.

Sustainable Site Development 

  • Stormwater Management: A comprehensive plan with conveyance facilities was developed to responsibly manage runoff and protect surrounding properties. 

  • Erosion Control: Best practices were incorporated into the design to safeguard the site during construction. 

  • NPDES Permit Preparation: Ensured compliance with state and federal environmental regulations.

Infrastructure & Integration 

We coordinated utility and sewage connections with local providers, extending services as needed to support the new facilities. Landscape planning enhanced the site’s visual appeal, creating a welcoming environment for patients and staff while complementing the business park’s overall aesthetic.

The Result 

The completed land development plans and building permit packages positioned each project for successful construction and long-term operation. The two medical offices expanded healthcare access in the community and strengthened the business park as a hub for professional services.
