Fayette Springs extends south from the National Pike and crosses Big Sandy Creek, which is designated as a high quality cold water fishery (HQ CWF). The existing culvert was undersized and often flooded in heavy rain events. The flooding of this roadway would result in a public safety issue requiring the roadway to be closed to the public. The Township supervisors wanted to make sure the ultimate repair for Fayette Springs Road would help preserve the native brook trout population and comply with current DEP requirements for high quality cold water fisheries, while also ensuring the health and safety of their residents. McMillen Engineering, Inc. proposed the use of a Contech Aluminum Box Culvert with an open bottom utilizing an Express Foundation system. The aluminum culvert and express foundation system saved money, but equally important minimized the time that the road was closed. There has been wide spread flooding issues throughout all of Fayette County; however, this once flood prone area weathered the storms without incident. Wharton Township now has a structure that has improved the health and safety of the residents while allowing native brook trout to migrate north towards the headwaters of Big Sandy Creek helping to preserve the native brook trout for generations to come. LAND DEVELOPMENT WISTERIA LANE RESIDENTIAL COMMUNITY AT NEMACOLIN RESIDENTIAL DEVELOPMENT AT NEMACOLIN Attracting world-class talent to Nemacolin has been challenging for the resort for many years. Issues such as lack of housing at different levels of affordability remained a primary reason for this challenge. PROJECT SCOPE Over the years, many of Nemacolin's associates would drive extended commutes, often from adjoining states such as Maryland and West Virginia, to find available housing. The Wisteria Lane Residential Land Development project has not only resolved their workforce issue but has also given all resort associates access to its many amenities, including a community recreational center, basketball court, pickleball court, swimming pool, and a grocery store. McMillen Engnieering offers a stormwater management application packet to ensure you comply with local regulations. Learn more about erosion control and stormwater management near you. STORMWATER PACKET REQUEST Educating local residents on the critical importance of stormwater management is a significant factor for several reasons: Environmental Awareness : By providing education on stormwater management, we can highlight the essential role that properly functioning systems play in our environment. This knowledge helps people understand how these systems help maintain the ecological balance by preventing harmful pollutants from getting into our waterways and affecting wildlife and plant life. Regulation Compliance : Providing education on this topic also serves to clarify the duties and responsibilities that residents have under local, state, and federal regulations. This understanding helps to avoid potential violations and the penalties that can come with them, ensuring that everyone is working together to maintain safe and clean water systems. Property Damage Prevention : A further advantage of educating residents about stormwater management is the reduction of risks associated with flooding and water damage. By understanding how to properly manage stormwater, residents can take proactive steps to protect their properties from the potential devastation that can be caused by flooding. Community Health : Last but certainly not least, proper stormwater management significantly lowers the risks associated with waterborne diseases. By promoting a healthier environment, we can help to ensure the overall well-being of our community. Learn more on our Land Surveying page at https://www.mcmilleng.com/land-surveying . If you don’t find the information you’re looking for here, please don’t hesitate to contact us. We’ll be happy to assist you. I am building a new home; do I have to address stormwater? Stormwater needs to be addressed for all types of developments, however, often the required system can be quite simple and still meet the stormwater requirements. If you call McMillen Engineering, Inc. we can assist you on the stormwater management system that best meets your needs. How much will my survey cost? Each property survey is different, affected by the unique nature of your property. Is the land wooded or open? How large is the property? How many corners will need to be marked? Is your need for a simple lot survey, or is the more extensive ALTA/NSPS Land Title Survey survey more appropriate to your goals? Once we understand the scope and purpose of your survey, we will provide guidance regarding the most appropriate land survey type and provide a firm price quote. How long will my property survey take? Small residential surveys are usually completed within 1 to 2 weeks. Larger, commercial surveys may take from 30 to 60 days, depending on the needs of the survey. We are willing to consider expediting land surveys needed on a priority or "emergency" basis. How definitive are your surveys? At McMillen Engineering, Inc., we consider our land surveys very authoritative. Owner and President Terry McMillen, Jr. is experienced in Boundary Law and has successfully defended our survey results in a courtroom setting. Are there different types of land surveys? There are many different types of land surveys , from simple residential lot surveys to large acreage woodland surveys. The Cadillac of surveys is referred to as the ALTA/NSPS Land Title Survey, which considers many detailed factors, including utility access to the property. Knowing the purpose for which a land survey is undertaken helps us determine the appropriate extent and cost of your survey. How do you perform a property survey? McMillen Engineering, Inc. prides itself on exceedingly thorough surveys. Depending on survey needs, our efforts include, but are not necessarily limited to: Finding existing neighborhood and surrounding area marker points. Researching courthouse records and other existing boundary records. Utilizing the latest GPS system (Global Positioning) results. Accessing US Geological Survey topographical maps and orthometric aerial photographs. Computer research using Geographical Information Systems (GIS) and C&G software. Are GPS system surveys accurate? There has never been a more accurate way to perform a land survey than GPS (Global Positioning System). Measurements with GPS are accurate to within 1/16th of an inch. Are you licensed? Yes. It is illegal to perform survey work in Pennsylvania without a license. Can you survey in winter? Yes. The ideal time to conduct a land survey is when the leaves are down, as this improves visibility and allows our surveying equipment—including GPS systems—to operate more effectively. However, significant snowfall and extreme cold, particularly below-zero wind chills, can hinder our ability to achieve the high level of accuracy we require. Is courthouse research always necessary? You may wonder, “I have my deed—why is courthouse research necessary?” The answer lies in the nature of land surveying, which is much like assembling a puzzle. Your property represents just one piece, and the surrounding parcels complete the picture. To ensure your piece fits accurately within the broader context of the neighborhood, we must examine adjacent properties and historical records. This is especially important for larger tracts of land or properties not included in a recorded lot plan, where resolving discrepancies often requires in-depth research into previous deeds and property records. Where do you find the starting point? A common misconception in land surveying is the belief that there are universal starting points used by all surveyors to conduct accurate surveys. In reality, most land surveys do not begin from a single known reference point. Instead, during the surveying process, we identify and locate various physical markers throughout the area—such as iron pins, monuments, wooden stakes, and concrete markers. These markers are then analyzed using specialized software and cross-referenced with neighborhood deeds to develop a solution that aligns as accurately as possible with the greatest number of reliable reference points. Are you insured? Yes, however, your strongest assurance lies in the thoroughness of our work and our commitment to integrity. We take every precaution to minimize the possibility of errors and deliver land survey results that meet the highest professional standards—results we are fully prepared to stand by, including in a court of law, if necessary. Do I have to be there? In 99% of cases, property surveys are completed with customer communication handled entirely by phone, and your presence on-site is not required during the survey. Backed by a reputation for exceptional customer service, we strive to make the surveying process as seamless and stress-free as possible. From providing a clear, firm quote to delivering your final report, McMillen Engineering, Inc. Is committed to treating every client with the professionalism, respect, and attention they deserve. 40 Years of Experience Choose a land surveyor with more than 40 years of experience, a strong foundation in records research, and a proven reputation for effectively utilizing the latest technologies. - Understand the benefits of land surveying
Discover the key benefits of professional land surveying, from preventing boundary disputes to supporting construction plans. Ensure clarity, compliance, and peace of mind with accurate property data. Benefits of Land Surveying: Why a Professional Land Survey Is Essential for Your Property Protection One of the key benefits of land surveying is protecting your property from unintentional or unlawful encroachment. Whether it’s a home in the suburbs or an undeveloped investment parcel, unclear boundaries leave your land vulnerable. It might be a neighbor cutting down a single tree or a logging company clearing acres—either way, the damage can be significant and, in many cases, irreversible. Peace of Mind Another major benefit of land surveying is the peace of mind it offers. For most people, a home is the largest investment they’ll make. Before purchasing, a land survey confirms that the size and boundaries of the property are accurately represented—ensuring there’s room for future improvements and no existing encroachments. Before selling, a survey can uncover boundary issues that might otherwise delay or derail a transaction, giving both seller and buyer greater confidence in the deal. Unlock the full potential of your property with a precise, professional land survey by McMillen Engineering, Inc. We'll help you: Maximize Your Property Use: Ensure accurate placement of landscaping, fencing, and structures. Protect Your Boundaries: Prevent encroachments and clearly define your property lines. Avoid Legal Disputes: Minimize the risk of costly boundary-related litigation. Support Project Planning: Determine if additions like pools, sheds, or home extensions are feasible within your lot. Gain Confidence and Clarity: Know exactly what you own and enjoy greater peace of mind Let McMillen Engineering, Inc. help you make informed decisions about your land with accuracy you can trust.
